Estoppel Letter Requests

Estoppel letter requests may be emailed to President@CypressCreekEstates.com, or mailed to the President by regular mail to CCEPOA, 6195 9th Ave Circle NE, Bradenton Florida, 34212.  Cost is $250 for a certificate within 10 days, add $100 for an expedited certificate within 3 days, and add $150 if late fees are due on the property. 

For Sale Signs and Construction Signs

Cypress Creek Estates requires the use of a standard “For Sale” sign (shown above).  Standard signs are available from: Image 360, 4230 Manatee Avenue W., Bradenton, FL 34205, (941) 792-4453.

We recommend displaying the sign directly in front of the front door of the home for sale.  The standard sign should contain three lines of text.  Some agents have opted for four but it makes the sign difficult to read from the street. 

Only one Construction Sign may be displayed on the property where construction is taking place. Construction signs may not be placed in any other location within the community, or outside the gates.

Open House Policy

Open houses events are welcome in Cypress Creek Estates.  Contact the Security Committee to assist the owner/agent in receiving a temporary code that calls the owner/agent phone thus allowing the owner/agent to open the gate during the time frame of the Open House.

FAQs

  • Annual HOA dues are $1,500 per lot due on May 1 (our fiscal year start).  Covers maintenance of common areas, front gate, telephone pedestal, roads, water main, fountain, streetlights, landscaping, insurance, utilities, accountant, legal, annual meeting, newsletter, printing and office expenses.
  • All lots are approximately 1 acre
