Architectural Review Board Rules and Regulations

  1. All construction or improvements shall have the written approval of the A.R.B. prior to any work being done in connection therewith.  No verbal approval may be relied upon or considered valid.
  1. All submissions for review by the A.R.B. shall be made in duplicate with FULL SIZE PLANS and shall be accompanied by the standard “Application for Review of Improvements” form (see link above) of the A.R.B.  One copy will be returned to the applicant and one copy will be retained by the A.R.B. The copy returned to the applicant, if resubmission to the A.R.B. is not required, shall be submitted to Manatee County, Florida, when a building permit is drawn.

NOTE: Should the applicant wish two copies returned, three copies shall be submitted.

  1. All changes to an A.R.B. “approved” or “approved as noted” plan must be resubmitted to the A.R.B. in writing, prior to their being made if either:
  • The change requires the approval of Manatee County, Florida.
  • The change affects the appearance of the exterior of any structure and/or the grounds.
  1. House and improvement plans will not be processed without:
  • Exterior material(s) specifications.
  • Exterior color specifications.
  • Landscape plan.
  • Irrigation plan – unless waived in writing by the A.R.B.
  1. **All submissions shall be complete and include all information needed for the A.R.B. to make a decision.  Requests shall be received by the Chair of the A.R.B. a minimum of four days prior to the next scheduled meeting.  Any submissions received after the four-day minimum shall be on the agenda for the next regular A.R.B. meeting.
  1. **If a resident is unable to wait until the next scheduled A.R.B. meeting, and requests a “Special Meeting” sooner, the resident shall pay a fee of $100 to CCEPOA for each “Special Meeting.”
  1. An application for a “compliance inspection”, upon completion of construction, must be made to the A.R.B. prior to occupancy.
  1. Builders not having previously constructed houses in cypress creek estates will be requested to complete a builder data form (see link at the top of this page).
  1. The following information “sketches” are attached:
  1. All construction and real estate signs must comply with the Cypress Creek Estates’ standards.  Details may be obtained from the A.R.B.

NOTES

**The order has changed–v and vi are new requirements as of Oct 30, 2022.

Approvals by the A.R.B. do not cover the adequacy of structural design, bearing capacities and/or compliance with applicable codes.

A correction or note made by the A.R.B. in one location on a submittal shall be construed as if made in all applicable locations on the submittal.
